Elk Grove Promenade is a Super Regional, Open-air Shopping Center 17 miles southeast of Sacramento. The 1.1million sf Center offers three anchors (Macy’s, JCPenneys and Target), a 16-screen Century Theatre, Barnes & Noble, six stand alone restaurants, 450,000 sf of specialty retail and a 20,000 sf food pavilion.

As the Director of Architecture for GGP Rod is responsible for the project’s design and implementation from Master Planning through Grand Opening. His responsibilities include hiring and managing design consultants; directing Design solutions and the Design processes; presenting and negotiating with municipal authorities; and facilitating the needs of the Development, Leasing, Facilities Management and Construction teams.

Material selection, color and textures were chosen to mimic and augment local natural esthetics.

This animation is a very successful tool created to explain and inspire those involved with the project. Because modern Architecture varies greatly and is often associated with austere structures, this tool proved essential for defining spatial character and Architectural quality. A Chinese Animation House along with the local Design Architects achieved this feature in merely three weeks. The Design Architect’s experience working with fast paced overseas projects was a strategic reason for their involvement in this project. They were able to Design in 3D, change direction quickly and produce sophisticated marketing tools. This animation is the culmination of that effort.
Material Boards
In the fall of 2008, just 8 months before the scheduled grand opening, GGP shut down construction and began preparing for bankruptcy. To everyones surprise 12 years of legal battles and alternate design solutions came to an abrupt end. The highway interchange, supporting streets, neighborhood retaining pond, site paving and initial structures were left untouched to greet the next owner. I along with many others inside GGP staff worked to clean up the mess and then left to find new work.
Today Howard Hughes owns the project and has struggled to find a use or tenants. The housing districts that were approved to support this facility didn't materialized. Retailers haven't fully came back from the economic downturn and like much of the US retail are overbuilt. Its unfortunate in many ways. The product was designed for a particular use and retail story. It was and is innovative for its type and still holds up esthetically 12 years later. If only...
