Village Park Plaza
A cost effect cosmetic refresh
Village Park Plaza is a very successful regional convenience center with 48 stores including Walmart, Bed Bath & Beyond, Marsh Grocery, Hobby Lobby, Kohls, Menards, Regal Cinema and 10 out parcel restaurants. The objective was to update and correct the esthetic to be more approachable with bigger, better signage opportunities. The solution needed to be pointed and efficient because the budget was only $.50/sf. The solution addressed all non-anchor elevations and adjacent parking. Because the original structure was minimal and highly efficient the solution was restricted. In the end we raised the parapets slightly, re-clad the solid facade areas and awnings and provided paint, new lighting, tenant signage and speakers.

The Village Park Plaza challenge was to find budget conscious solutions that dramatically improved the esthetics and customer experience. Only inline tenants between the anchor buildings could be altered. All site and structural elements needed to stay. The challenge became marrying varied anchor building aesthetics and scale with that of inline parapet and canopy architecture. Form, hierarchy, color, texture and lighting accents became critical tools for success.
The Challenge
Good Design tells a functional and visual story. It tells us how to use it and inspires why we want to use it. Designers use form, hierarchy, color, texture and light to guide us in that response. It is an art form. It’s also a systematic process of solution finding.
Village Park Plaza was extremely challenging process of solution finding. We had time but the budget only allowed us to touch inline tenants. The anchors, site and structural elements needed to stay. The challenge became how do we marry the expanses of varied anchor tenant building, match their scale and provide simple cost effect variety along the length of inline storefronts. The solution needed to be simple, conservative but approachable. The choice of scale, color, texture and light became a major decisions. It became how to calm the chaos and develop a story that made sense from one end to the other.

Customer Lighting
We took an existing metal roof system and modified it by adding oversized sanding seam connections that align with the wall seams and texture beyond. It provides a functional solution to maximum panel lengths but it also breaks up the length of the awning and a more intricate canopy texture. The seam cover is custom but the cost is minimal. The solution is the feature that sets the facade apart and draws attention to the sign band above. It is both practical and elegant.
