The Del Amo Fashion Center project is a five year, $440 million, market repositioning effort of a 50 year old center. This project includes an interior remodel, new food court, tear down and expansion of retail GLA, new retail anchors, new outfacing restaurants, new parking structure, remodel of existing parking structures, plus new signage, landscaping and lighting for a 50 acre site. The final solution includes many specialty custom fabrication and innovative design elements. It is 2.7 million sf creating a tie for the fourth largest mall in the US by square footage.

Village Entrance
The entrance to the Village from the inside is also the end of the Village from the outside. To create a seamless transition the Grand Court volume expands up and down and terminates in a 45' tall glass wall. Day or night its an attraction and a welcoming transition point.

Tenant Storefronts
To achieve maximum tenant exposure and cleanly interface with the common area we devised a new build out strategy. Tenants build to a Landlord provided recessed HVAC band and then to a vertical, recessed channel of the same color. This cleans up transitions, allows for tenant expressions, brings consistency to the mall and facilitates future turnovers.

Terraced Lounge
This solution creates an attraction to transition from the main floor to below grade. It effectively balances the perceived value of each of the Village entrances.
Terraced platforms cascade along side the escalator to meet the lower level entrance. Each level is furnished with soft seating, lush landscaping and a unique view outside. These terraces are central to main traffic patterns but because they are recessed they serve as a quiet place to get away from crowds and meet up with fellow shoppers.

A Public Hall for Retail
Like the great gallerias, markets and agoras of Europe Del Amo Fashion Center is an urban civic space. It incorporates many of the same classic lines and features but does so within a modern, Southern California esthetic. Clean, organic lines articulate light and form rather than color and texture. Fluid forms express circulation and use while the plan and volume expands and contracts to imply transition and arrival.
Unlike historical precedents however only the ceiling, floor and entrances are available to the Designer in modern retail. This solution relies heavily on the ceiling to tell the story.
